Order a Permit Site PlanPermit Review Basics
What City Permit Reviewers Often Check on a Plot Plan
A permit plot plan helps reviewers understand how your proposed project fits on the property. While requirements vary by city and project type, reviewers often look for the same core site details: setbacks, existing structures, access, drainage, and lot coverage.
Setbacks from Property Lines
Reviewers often check how close the proposed deck, garage, shed, pergola, fence, pool, driveway, or carport is to the side, rear, and front property lines. A clear plot plan should label the property lines and show measured setback distances.
Existing Structures on the Lot
A permit plot plan should show the existing house, garage, shed, patio, deck, fence, pool equipment, HVAC unit, driveway, and other site features when relevant. This helps reviewers confirm that the proposed work fits with what is already built.
Access, Stairs, Gates, and Driveways
For many projects, reviewers need to see how people or vehicles will access the proposed work. This can include deck stairs, fence gates, alley access, garage access, driveway entrances, curb cuts, walkways, and clear paths around the property.
Drainage and Lot Coverage
Some projects affect how much of the lot is covered by structures or hard surfaces. Reviewers may also check drainage direction, roof runoff, downspouts, paved areas, and whether water is directed away from neighboring properties.
A Clear Plot Plan Can Help Avoid Permit Delays
Missing dimensions, unclear property lines, unlabeled existing structures, or incomplete access details can lead to correction comments. A clean permit plot plan gives reviewers the site information they need to understand the project quickly.
